How to compare a listing with local prices
Divide the asking price by the stated floor area, compare it with similar properties in the same zone, then check whether condition, floor, energy class or outdoor space explains the gap.

A listing price means little alone. Use this method to build a documented comparison before you decide which properties deserve a viewing.
Six checks for a fair comparison
- Calculate the asking price per square metre: asking price ÷ stated floor area. Establish whether the area is commercial surface (superficie commerciale) or usable surface. Use the same area definition for every comparison.
- Build a comparable-listing sample. Match the zone, property type, size band and condition, then calculate the median asking price per m². Record the sample size, listing links and collection date. Asking prices are not completed sale prices.
- Use OMI as context, not as a median or an individual valuation. Agenzia delle Entrate publishes minimum–maximum ranges by OMI zone, property type, condition and semester. Record the selected semester; do not treat the midpoint as an observed sale price.
- Explain the gap. A lift, terrace, parking, floor or energy class may affect value. Verify each feature rather than assuming it justifies a premium. Compare renovated properties with other renovated properties.
- Separate rental scenarios. For a long-term letting, gross yield is annual rent ÷ purchase price × 100. A net estimate must state its cost and capital assumptions, including vacancy, taxes, fees, maintenance and acquisition costs. A high yield is a reason to recheck inputs.
- Check resale evidence. Ask for recent comparable sales and realistic marketing periods. A low asking price does not prove that a property will be easy to resell; time on a listing portal is only one signal.

Gap to comparable median (%) = (asking price per m² ÷ comparable median per m² − 1) × 100. Print this page or copy the rows into your own notes.

How HomeIQ does this
Market position (32%) compares asking prices with a local anchor adjusted for size, condition and street tier. Exit liquidity (18%) uses price band, tier and marketing signals as resale proxies—not a forecast of an actual sale. Income (14%) scores an indicative short-term/hospitality operating scenario, not guaranteed long-term rent.
Scored signals used in this guide
These are descriptions of the implemented P1–P15 signals, not separately verified facts. Bucket weights are shares of the overall score; signals within a bucket do not each have that weight.
- P1
- Asking rate versus the adjusted anchor
- P2
- Size-adjusted value signal (an anchor-based score, not an observed transaction percentile)
- P3
- Recorded seller price cuts
- P4
- Asking rate versus the raw zone median
- P5
- Resale price-band and lot-size signal
- P6
- Street-tier and zone-match signal
- P7
- Time-on-market and competing-listing signal
- P11
- Net short-term yield on purchase price plus estimated refurbishment
- P12
- Location-tier income signal
- P13
- Hospitality readiness or existing operating-business signal
Frequently asked questions
What is a good price per square metre?
There is no single number. Compare properties with the same zone, property type, size band, condition and area definition, using a dated sample.
Where do I find local prices?
Use comparable asking prices on Idealista and Immobiliare.it and OMI's published minimum–maximum ranges for context. Neither asking prices nor OMI ranges are a verified sale price for the individual property.
Is the asking price the price I will pay?
Not necessarily. A negotiation estimate can help frame an opening offer, but the seller decides what to accept.
